Tenants

We pride ourselves on being able to offer personal service not only for our landlords but for our tenants as well. We are aware that not everyone’s personal circumstances are the same and we will do our best to find you a suitable property based on your circumstances and with the consent of our landlord. As an Agent we except Housing Benefit tenants and will require a guarantor for each tenancy, but this is also down to each individual Landlord.

The next step……..

Once you have found a property with us that you would like to rent and have paid the admin fee the next step for us is to reference you.

In order for us to do this you will need to fill out and provide the following:

  • Tenants Terms of Business ( T.O.B)- This is our contract with you and asks for information regarding the tenants who will be living in the property and also gives you a breakdown of our fees and possible charges that may be occurred during a tenancy. It will list how much is payable on move in.
  • Reference Application Forms- We use an independent referencing company called Rent4sure to carry out our tenant references. You will be asked to undergo a Full Application or Credit Check dependent on your current circumstances. If a Guarantor is required this form will also need to be filled out at the same time. You are able to collect the forms from the office or they can be filled out directly online (if you would prefer this option please supply an email address and contact number for each applicant being referenced)

 

PLEASE MAKE SURE THAT YOU SIGN YOUR FORMS AS WE ARE UNABLE TO PROCESS THE INFORMATION WITHOUT YOUR SIGNED ATHORISATION

  • Identification- We will require two forms of ID for each named tenant or Guarantor that will be on the tenancy. (one of each from below)
  1. Photo -either a passport or driving license (must be valid).
  2. Address verification- utility bill/bank statement, must be within 3 months old and registered to your current living address.

Once you have returned the above to us we will be able to start the process of referencing. After we have submitted the information onto Rent4sure’ system they will then carry out the required checks and will contact employers and former Landlords etc- please make sure you supply as many contact numbers and email address’ as possible as this will help speed up the process.

Until we have received a decision back from Rent4sure we are not able to start a Tenancy so please be aware that the proposed date on the T.O.B can be subject to change if there is a delay in referencing.
