Becoming A Guarantor

Magnifying glass on colourful pie chart with "Credit report" texIf you have agreed to become a guarantor or are considering becoming one we would like to take this opportunity to explain to you what this entails and what you will be responsible for. A sample copy of an ‘Assured Shorthold Tenancy Agreement’ (AST) can be requested prior to the sign up for your reference.        

  • References– We require all tenants over the age of 18 and Guarantors to be referenced before agreeing a tenancy for our Landlords. We use an independent referencing company called Rent4sure to carry out our references. You will be asked to undergo a Full Application or Credit Check. You are able to collect the forms from the office or they can be filled out directly online (if you would prefer this option please supply an email address and contact number for each applicant being referenced)

PLEASE MAKE SURE THAT YOU SIGN YOUR FORMS AS WE ARE UNABLE TO PROCESS THE INFORMATION WITHOUT YOUR SIGNED ATHORISATION

  • Identification- We will require two forms of ID for each named gurantor that will be on the tenancy. (one of each from below)
  1. Photo -either a passport or driving license (must be valid)
  2. Address verification- utility bill/bank statement, must be within 3 months old and registered to your current living address
  • Deed of Guarantee- this will be required before the sign up day and we will need the original copy.

Important information: As a Guarantor you will be signing to say that, in the event that the named tenants on the AST do not/are unable to (without arranging a payment plan) pay their rent on the rent due date we will contact you for payment on their behalf. You will also be jointly responsible for the condition of the property on move out and if any damages exceed the deposit held and we are not able to make contact with the named tenants we will contact you regarding the outstanding balance.
